From the pictures of the listing of this 3 bedrooms at the 360 E Randolph, the unit looks great, it has a whole view of the lake, harbor, the grand park, the millennium park. It has 2,400 square feet, although the price is a little high, but I still want to go to preview it to see the inside. I love the pool in the Buckingham building, it is on the top floor and since Chicago is very cold in the winter, this is an indoor pool and the temperature is always very good.

Short sale at the 360 E Randolph

I showed 1406 at the 360 E Randolph twice last week. This is a short sale, the price is $229,000. It has about 770 square feet. It has got wood floor and the bathroom is redone. The size of the room is pretty big. Since it is a short sale, the place is not clean. Especially the kitchen and the bathroom. You need to spend at least 10-20K to clean the place and replace the kitchen. But it still is a good buy to me in this neighborhood. It has got very nice park view at the Lake shore East Park. If you have seen the place, please feel free to post comment here. The Buckingham Building is a great building has very high reserve and never had a special assessment!

Egg hunt at the Lakeshore East Park

We had a fun egg hunt today at the Lake shore East Park. The idea is from a friend, she has mentioned that it was always very hard to get eggs when we went to egg hunt at the Chicago Park District, since there always been lots of kids, if we were lucky we would be able to find a couple eggs. So we thought about to organize an egg hunt in the neighborhood so that our kids could be able to pick more eggs. So each of the parents brought some eggs and then we spread out around the Lake shore East park kids’ playground, then kids all started to go to find them. I am glad to see that we had a group of 10 families showed up. All the kids had great fun there. We are so lucky to live in such a good neighborhood, with nice parks and nice people too!

2 bedrooms for rent at 400 E Randolph St Unit 2130

I got to show this unit at 400 E Randolph a couple weeks ago, this is a corner unit, it is very clean, move in condition. I really like the room size, both rooms are very large and can be a perfect place for a family or two people split. The living room is over looking at the Lake shore East Park. Also, there is a large balcony, so you do not need to worry about no area in the room, you will get plenty air. The best part is in the dinning area you will have a great view of the lake, very pretty. As for appliances, they are workable but not the newest, same thing for the bathrooms. But with this rent price in this location, there is nothing to complaint. Somehow my client did not rent it due to their personal reasons.

Lower Randolph and Pedway

We took the lower Randolph to the Dora show this morning, since today is Sunday, the Pedway was closed. However, I noticed that there are lots of foot stores at the Randolph train station. We stopped at the Subway for a bottle of orange juice. It is quite convenient when the weather is bad and then you decide to walk on the lower Randolph. The part from the train station to the N Harbor Drive was a little muddy. But it is better than all the snow. I would not recommend you to walk there during the night, but I have been walking around there during the day a few times, there are lots of construction trucks and some dumpster trucks too. Once a while you would be able to see a car driving, but not so much.

3 bedrooms with 3 and a half bath at the 340 Randolph

I saw a listing at the 340 E Randolph for $4,200,000 for a 3 bedrooms and 3 and a half bath, this is the most expensive listing I see in our neighborhood. The unit located on the 58th floor with a beautiful southeast view, this building is my dream building, I would like to buy a place there in the next 10 years!

I noted there is a short sale at the 360 E Randolph, a large 1 bedroom with 770 square feet. This is really a good deal for this building. It has wood floor throughout with a new bathroom. With the other same layer units listed $70,000 higher, this really a good buy. The unit number is 1406 and the listing price is $229,000. I still feel bad to see the short sale comes out in our neighborhood!

Program Registration Information for 337 E. Randolph

I used to register for my daughters for classes here at Daley Bicentennial Plaza, they have great Moms and Pops class, I knew lots of people from the classes and my kids got to know lots of friends. If you are a new mom, this is a perfect place for you to go to hang out.

The fees are pretty cheap, $50 for a whole term, normally around 2-3 months. Here is the information for this summer program.

2-story commercial condo at 400 E Randolph

I noted that there is a huge commercial space for sale at the 400 E Randolph.  It include the street level, which is leased by the Segway right now. Remaining space in this 2-story commercial condo is leased by 6+ office tenants, plus storage lockers for residential tenants in 400 Building. This place could have great potential since there are lots of new buildings are developed here, there are more people moved in this neighborhood! Any thought of what you want here to be ?

Duplex at the 400 E Randolph

I found that this duplex was for sale for a long time, 400 E Randolph St Unit 820, but recently it is Pursuant to Short Sale, the price has dropped from $1,250,000 to the current $675,000. I think it is a good value since you have 2,700 square feet with has a spiral staircase leads to separate living area. With beautiful wood floors throughout and a great custom home office. The only concern I have is the assessment is too high, actually I believe it should be higher than the listed amount since the number has not been changed for a few years. Also, this is an older building, so some of us already knew that it is under construction for lots of different reasons! The building offers lots of free stuff, I like the pool and the free shuttle bus!

New Listing at 400 E Randolph – Studio

This is a new listed studio at 400 E Randolph St Unit 2022, I can’t remember very clearly, but this owner might came in to my old office located at 155 Harbor last year to ask about selling his unit. I have been following up with him but after changing to a new company, I failed to do so, now I learned that following up is very important in our real estate business. Hope he could get a good price for this studio!
