Unit 3721 at 400 E Randolph is a studio, I was just writing about the cheapest studio in the building last week, now this one is the cheapest studio with listing price for $169,000. There are 650 square feet of this unit. This building has lots to offer, such as free shuttle bus, nice swimming pool, basket ball court, restaurant, saloon, library, small offices, etc. It was the first building in the neighborhood. This neighborhood is getting better everyday, with new buildings, new parks, lake front and the pedway may come here too. Oh, and the Olympics!

Nice rental building North Harbor Tower – 175 N Harbor

I used to rent in the 175 N harbor Dr. This is a great building with nice doormen, great pool and gym. The building has been maintained very well. This building was built in 1991, so inside is clean but not so many current upgrades, so if you are looking for a nice upgrades, then we need to go other places.

This unit has been on the market since last June. Currently there is a price deduction, but if you look at the listing price, it was $399,000, the total deduction is not much. This is a one bedroom unit with one and a half bath. I would say pretty large one bedroom unit since it has 1,000 square feet. It looks like that the kitchen has been redone, the whole place looks nice and neat. It overlooks at the new Lake shore East Park. This is a great building which never has any special assessment.

I showed this unit a couple of days ago to a client. The terrace is really nice and big. My client mentioned that she could have a dog for her daughter now. The unit is a two bedrooms unit, it has around 1,647 square feet with split two bedrooms. Very nice living room. Lot of build ins and storage space, there is a storage space, you could even put a desk in it:-) The listing price is $924,900, this unit is facing the new Lake shore east park. It feels like living in a townhouse with a big garden.

The unit 3507 of the Buckingham is a two bedrooms unit, this unit is at the northeast corner. So it has views to the Lake shore East Park, the Navy Pier and also it has view to the lake shore drive and the lake too. This is a large two bedrooms unit, it has around 1,580 square feet. I have not get to show the unit yet, but I can tell that there are not so much upgrades in the unit. Although it looks pretty clean. The monthly assessment is a little high, since it is $1,080. This is combined unit, with lots of upgrades, such as new kitchen with granite counter and new cabinets. The bathroom looks awesome, it really cost a lot to remodel this unit. Living room has wood floor. Great unit but with high assessment since this building is old. So that is my only concern of this building.

This unit has been on the market for a long time, such as more than half a year, the unit is over looking the new Lake shore East park. The inside of the unit is not upgraded. The carpet looks pretty old and the kitchen does not feel new either. The listing price is $379,000, this is quite reasonable for this neighborhood. But in my opinion, this building is a little too old. My kids go to the school here and this morning, they told us that the pipe is burst so they could not use the bathroom for a while.

I showed this unit to a client last year before the finance crisis. This unit is very unique, it is quite large for a 2 bedrooms. The layout is the same as the gym on the 25th floor. It has a huge living room facing south. The two bedrooms are facing the new Lake shore East Park. It is a corner unit, so should be very quiet. It is wrap around the corner of the east of the building, so that it has south, east, and north views. There are only three units in the building are like this one. Unit 2701 has around 2,045 square feet and the listing price is $1,299,000.

I did a showing for a 2002 last year, this is a great tier, it has around 1,500 square feet, facing the new Lake shore East Park, there is a terrace too. The kitchen is a designer’s kitchen and I love the bamboo floor and the floor to ceiling window. Anyway, this is a great building with not very high assessment. There is a great gym, I have never see such a large and fully equipped gym in other buildings before. The gym is on the 25th floor and it has beautiful views too. Although I have not seen this specific unit, but I do know that their standard and this should be a good buy. The listing price is $680,000. Right now we would think that a 5% discount is a given, so that could bring the price down to around $646,000. Please post your thoughts!

I noticed that unit 204 at the 340 E Randolph is listed for $924,900. This is really a great price for a two bedrooms condo facing south with 1,567 square feet, everything is new in the unit. Bamboo floor, new designer kitchen. Plus a balcony overlooking the grand park. The only thing you may not like would be it is on a second floor, but I am sure that there are some people like low floors. If you are looking to get a good view in a nice building with great amenities and the cheapest assessment bills, this one would be your home!

I noticed there is a new listing at the 340 E Randolph unit 1606, this is a one bedroom unit facing the Lake shore East Park with 1,200 square feet. 340 on the park is a great building, I always dream to own an unit in this building. Now this is a chance for all of you too, the price of this unit is so low, it is asking for $469,000. This owner has changed a Realtor from a year ago as this unit was listed for over $500K for a while and now this is really some good price here! I like the designer kitchen, the bamboo floor, the floor to ceiling window, etc. Come and act quick on this deal!

Unit 608 and unit 708 at the 360 E Randolph

I went to see unit 608 last year for one of my client who lives out of Chicago. This unit is quite spacious. It has 1,580 square feet, very large two bedrooms in the Buckingham building. It got views to the Lake shore East Park, the lake and the beautiful swimming pool from 400 E Randolph, which changes color at night, very pretty! The inside of the unit needs some work, everything is around 10 years old. The price has not been changed since the listing. I have not get any time to see unit 708 yet, but from the pictures, it looks newer and more upgrades have been done. The assessments of both units are over $900. So if you do not mind the high assessment, these are great units to purchase in the neighborhood. I would to happy to preview the property for you if you like, please let me know!

I noticed the price has been dropped for unit 603 at the 360 E Randolph. This is a one bedroom unit facing south, it has new kitchen, hardwood floor in the living room, new light fixtures in the living room. The only thing you need to do is the bathroom, since this is bought as an investment unit, it did not get used much. So the bathroom still has carpet:-) This unit has 1,000 square feet. The view is to the lake, the harbor and the grand park. It has lots of light. Great unit! I helped a buyer last year to negotiate the price, they were still pretty high back then. The current price is $399,500, which I think is reasonable! Let me know if you would like to take a look of this unit!

Cheapest studio at the 400 E Randolph

Right now there are a few studios for sale at the 400 E Randolph, the price is ranging between $170,000 to $350,000, what a big difference you would say, yes, the difference is more from the view, the cheapest one is facing the Lake shore East park and the most expensive one is facing the lake, the grand park and the millennium park. I am sure some of these units owners have bought the units many years ago and at that time, there is not such a big difference since there is nothing built in the north, just a golf course. But now we can see the prices have a big difference. That means views are very important in the city! Remember to consider this point for your next purchase, this is one of the many recommendations that I would like to give you as a Realtor live in this neighborhood!
