I have helped a client to rent a place at the 450 Waterside, the Chandler for $1,850 with parking included last summer. Then I helped someone to rent a little bigger one bedroom in the same building 450 waterside for $1,975 with parking included last fall. Last month we did not get to rent a one bedroom for $1,950 with parking included, then last week we did not get the deal for $2,050 with parking included. And currently, the one bedrooms are listed for $2,100 and $2,150 with no parking spaces. From the above info, we could tell that the rental market has gone up around 10% and is still going up.

Last 6 months sold units at the New Eastside (including Lakeshore Short East)

I did a map search for the New Eastside neighborhood, there are 65 units closed within the last 6 months ranging from $122,000 to $3.1m, there are 12 units are distressed properties including 7 foreclosure units and 5 short sale units, that make the ratio to 18%. Also, there are 10 units pending right now and none of them are distressed properties, so if we consider these 10 units in the total sold number, that will bring the ratio down to 16%.
There are 4 units from 400 E Randolph, 6 units from 222 columbus Dr, one unit from 155 Harbor and one unit from 195 Harbor. So we could see they are mostly belong to two buildings only, the 400 E Randolph and the 222 Columbus Dr. The price of the distressed properties are between $131,500 and $383,000. There are 36 units sold price is higher than the $383,000 and they are all regular sales.
There are currently 179 current listings, price ranging from $149,000 to $4,800,000. Since within the last 6 months there were 75 units sold and pending, that will make our inventory age a little more than 14 months, that means to get all the 179 current listing sold, we need 14 months to do it,

222 Columbus Dr – Park Millennium has many units under contracts

You could say it’s the spring buying time now, I noticed there are 8 units at the 222 Columbus Dr, the Park Millennium building under contract right now, that is all the two bedroom unit with higher floors, all the one plus den on higher floors and some cheap one bedroom or two bedroom units. The asking price is between $154,900 and $328,700. There are 2 regular sale one bedroom units and the others are all short sale units. Also, another amazing number is that there are 8 units closed in the last 6 months period, including 2 regular sale units and 3 foreclosure units, 3 short sale units, with the price range of $162,500 to $295,000.
All these numbers means the inventory are moving, especially in downtown Chicago. It’s the right time to buy now! Currently there are 14 active listings at the 222 Columbus Dr, the Park Millennium Plaza, from $179,900 to $409,000.

8 E Randolph – Joffery Tower one bedroom reduced $36K

I noticed there is a one bedroom unit at the Joffery Tower reduced $36K from $240K to $209K, then this morning while I was trying to make appointment to show this unit to a potential buyer and I have been told that the unit is under contract. There is another unit one floor above this one still listed for $240K. That means if the price is 15% below the market price, people are buying them in the downtown area. The unit is around 840 square feet with SS appliances, nice dark color cabinets, granite counter tops in the kitchen, marble entry and marble bathroom, wood floor in the living room, large balcony.
8 E Randolph is in the heart of downtown, close to shopping, train, theater district etc.

Shore sale and foreclosure at the Park Millennium – 222 Columbus

There are currently 4 short sale units and 1 foreclosure unit is under contract at the 222 Columbus Dr – the Park Millennium, out of the 4 short sale units, there are 3 two bedroom units and 1 one bedroom unit. Based on my understanding, all the high floor units are under the contract, no matter one bedroom or two bedroom unit. The two bedroom unit priced between $275,000 and $328,700. This is very good price for this location at the lakeshore east neighborhood. These kind of units were sold for over $400K a couple years ago, at that time people thought they have got a good deal!
Currently there is a one plus den listed for foreclosure which I think is a good value, it is listed by Ayoub Rabah from Great Street Properties, Inc. for $174,900 which has around 850 square feet and nice view to the south, I predict this one will be gone in the next few weeks.

The one bedroom foreclosure at the 201 Westshore – the Lancaster is still available for $243,900, the reason being still available is due to this unit include a parking space, however, this information is not mentioned on the listing, so this is a great deal for a new one bedroom unit with a parking space included.
The unit is facing east directly so right now there is lots of lake view, maybe after 10 years the views will be partially blocked, but it is still a great investment property as during the current years it is very easy to be rented!

My car got towed in outside of the Chase bank!

I was in the bank for just 5 minutes, the people in the bank were so nice and offered me to sit down, I even have mentioned that I have just parked outside so I need to do a deposit and then get going. It was around 12:00 on Friday, when I came out of the bank, I could not see my car, you can imagine my heart beat went up up up and I was thinking maybe my husband is playing a joke with me since I would not believe the tow truck can work that fast!
After talking to him, I know that I have to go down to the lower wacker, there it is, just went inside their door, after waiting for more than 1 hour, paid $160, I got into my car and found an additional ticket of $60. What a price, the good thing is that I do not have to go very far, plus I do not have any of the kids with me.
But one thing I learned and would like to share with all of you is that they could be super fast, so do not leave your car in the tow zone!
In Chinese, the pronunciation of tow means steal, so later on when I told my kids about my car got towed, they thought someone stole my car, but it is an interesting link.

1 Bedroom unit going auction at the 222 Columbus

I noticed there is a one bedroom unit at the 222 Columbus listed for auction on Jan 16, 2011, the reserve price is $69,000. This is a one plus den unit with around 865 square feet, it has built in cabinets in the study area. The kitchen is pretty large too. The carpet has just been cleaned and it is in good shape, it is a move in condition for the unit. The 1112 just sold for $240K a couple of months ago, so this will be a steal if someone could get it for around $100 – $120K.
The building is a full amenity building, with nice gym, indoor pool, library, linked to a nice grocery store, the pedway.

Two bedroom rental showings at the Lakeshore East

I recently showed some two bedroom units for rent in Lakeshore East. According to two of my recent clients, they love the Chandler and Lancaster buildings more then the Aqua building due to the size of the units and the finishes.
As far as the rental price, these new buildings are around $2,500 plus $225 for a parking spot. This is quite high compared to the Parkshore, which would be about $2,100 including parking, but the Parkshore ceiling is around 8.5 feet and in these new buildings the ceilings are 9 feet high.
At the Parkshore, the kitchens and bathrooms are in different conditions depending on whether there were any upgrades in the units, but the new buildings in Lakeshore East all have a nice granite kitchen and marble flooring.
Right now I have a client looking to rent either an 07 or 05 tier in the Lancaster. Please send me an email if you know someone would like to rent their units out.

Foreclosure one bedroom unit at the Park Millennium is pending

So after this one bedroom unit reduced its price from $174,900 to $149,900 on Dec 13th, 2010, it went to pending on 12/22/2010. This will be the cheapest one bedroom unit sold in 222 Columbus, plus it has been freshly painted and there is no damage in the unit at all. The only draw back is the view in the unit, it is facing the Hyatt building, but it does has some view of the Chicago river.
Park Millennium has pedway built underneath the building, so it is very convenient for people to either go to the metra train station or to Michigan Ave. The gym is newly remodeled, plus there is a grocery store right around the block.

I just noticed this one bedroom unit at the Park Millennium has dropped below $150K. This unit has around 695 square feet, with washer and dryer in the unit, nice granite kitchen, they even have NEW APPIANCES, CARPET, PAINT, it is a move in condition foreclosure. Price has dropped from $174,900. It should be gone pretty fast maybe before the holiday season!
This will be the cheapest one bedroom in the new east side neighborhood!

There are totally 30 units closed within the last 12 months at the 400 E Randolph, the Outer Drive East. They include 6 studios ranging between $145,000 and $260,000, 15 one bedroom units ranging between $150,000 and $340,000, 8 two bedroom units ranging between $232,750 and $540,000, 1 four bedrooms unit of $370,000. There are 2 units were short sale and 3 units were in foreclosure, the foreclosure rate is 17%.
The Outer Drive East has 940 units, the current rental rate is less than 20% over the owner occupancy.
Currently there are 27 units for sale ranging between $169,000 and $950,000, so the list rate is around 2.8%. 3 of the 27 units are going for Short Sale or foreclosure.

Only one unit was short sale, the three bedroom unit sold for $820,000 which was a developer unit, the foreclosure rate is 5%.

Village Market construction update

The construction of the Village Market is on schedule. The structure for the east side of the building is complete and the exterior skin (metal panels and storefront windows) will be starting in the next couple of weeks. The structure for the west side of the building, housing Mariano’s Fresh Market and the main atrium space is picking up speed and will be complete in November. The most amazing thing is that you will be able to see the escalators arrive in a few weeks. The Magellan Development is anticipating the entire building being fully enclosed by March 2011 so that the retail tenants can begin their construction inside the building.

Great value – two bedroom for sale at the Buckingham Building – 360 E randolph

If you are looking for a two bedroom unit in Lakeshore East (or the New Eastside neighborhood), I really like this artistically designed large two bedroom unit at the 360 E Randolph, it is unit 1207 and facing north with around 1,300 square feet. Everything is remodeled in this unit, new walnut floors, Italian cabinets, silestone counter tops, all Bosch appliances, porcelain bath, master suite with double vanity, huge California walk in closet. This is one of the best units I have seen so far. The listing price is $439,000 which is quite reasonable with all these upgrades. It has views to Navy Pier, the new Lakeshore East park.
