440 N McClurg and 480 N McClurg studios sold in the last 12 months

There are totally 8 studios closed in the last 12 months at the City View condo, the 440 and 480 McClurg Ct. The closed price are ranging between $132,500 and $170,000 for unit with around 440 square feet and 550 square feet. I am very happy to annouce that I have helped two of my investor clients bought the cheapest two studios for the price of $132,500 in Dec 2011 and $134,000 in Sep 2012.

Also, we have found renters to move into these studios within a couple of days after the closing. The rental price is around $1,295 and $1,300 per month. I should say that the price is a little up just from these transactions, the unit closed for $132,500 is on a higher floor with better upgrades closed in Dec, 2011, I would say the price difference is $1,500 plus floor difference and the upgrades, so say around $5,000, that is around 4% increase. This is already considering that the closed price is really competitive compare to some even higher prices. So that being said, it is hard to get deals, what you see now, better start to grab it!

Another point is that the unit on higher floor with better upgrades rented out for $1,295 in Dec, 2011, and the one closed in Sep on a lower floor with not much upgrades have been rented for $1,300, that means the rental price is still going up!

One bedroom one and a half bath just closed at the 130 N Garland – the Heritage

I just helped a client bought a one bedroom, one and a half bathroom unit at the 130 N Garland Ct. This unit is in prestine condition with around 1,086 square feet, with a parking space included. The unit has all nice appliances, granite counters, marble baths and a balcony!

Th Heritage building was built in 2003 and it is located at the intersection of Wabash and Randolph street. So it is very close to public transportation, the threater district, the shopping area etc. The Heritate is a full amenity building with 24 hour doorman, full gym, indoorm swimming pool, party room etc.

Low cost properties are moving, 440 McClurg and 480 McClurg

Within the last 6 months, there are 6 studios and one bedrooms closed at the 440 N McClurg and 480 N McClurg Ct, the closed price is between $137,500 and $245,000, with approximate square feet of 440 and 800 square feet, although some of them has included a parking space. 2 out of the 6 properties are foreclosures. Currently there are 5 studios and one bedrooms are either under attorney review or pending, their listing prices are between $139,000 and $334,900 respectively.

Not sure if it is the summer or the market is really picking up, but I do feel that the closed price are stabilized and even getting a little higher. For sure that there are quite a bit of investors came out to the market to grab the low cost with high return properties. Since studios and one bedroom are the cheapest priced, with lowest assessment and tax and comparatively high rent, these are the high target for the investors.

The 440 and 480 McClurg is also called City view, it has around 1.75m reserve, 35% renter to owner ratio. No rental cap for the moment, very easy to be rented out since it is located in the heart of downtown, close to the Navy Pier, the lakeshore drive, the Michigan Ave.

Ogden elementary school might have half day Kindergarten

I just got a call from the Ogden school office this morning saying that they are 14 – 16 short of the $2,500 donation for the elementary school Kindergarten program, if they do not get it by tomorrow, the Principal might decide to have a half day Kindergarten program, which will be from 8:30am to 12:00 noon.

Since the state funding is only for half day Kindergarten, therefore, every neighborhood needs to come up with their own funds to get the teachers paid.

New three bedroom 2 and a half bath at the buckingham, unit 3603 at the 360 E Randolph

I just have one new listing, a 3 bedroom, 2.5 bathroom unit on a high floor with unobstructed southwest and east views to the Grant Park, the Millennium Park, the Monroe Harbor, the Chicago lake, the south shore line, the museum park and the Chicago skyline. After viewing so many properties in Chicago, I still think this view is the best in the neighborhood! I still remember a few years when I was a new Realtor, when I was showing a south view unit at the Buckingham Building, how amazed I was by the most beautiful view, from then on every time when I show a south facing property at the 400 E Randolph, 360 E Randolph and 340 E Randolph I could say that I am so lucky to live in Chicago and could get to see such beautiful views all the time!

This three bedroom units have all the high end new remodeling done just a few months ago. Including Brazilian teak wood throughout the unit. Sile-stone kitchen & bathroom counters. Limestone in bathrooms. All new lighting fixtures. Cherry timber custom cabinets. All designer window blinds. Alpha system in walk in closets, all new paint, no popcorn ceiling, etc. This is a must see three bedroom unit, it is so well done, move in condition!

The listing price is $1,100,000 and this includes a tandem parking spot which you can park two cars.

The Buckingham building is a nice full amenity building with a lot to offer, 24 hour doorman, the indoor roof top pool, the gym, the sun deck, the grill, and the party room, bike room, extra storage unit etc.

Market activities are really picking up, see data from Lancaster at the Lakeshore East

These days if you talk to any Realtors about the market, they will tell you that the market is definitely picking up as far as for the renters demand, the activities of the purchases of the condos. I heard from a mortgage broker that they can not submit any new files to the banks since the bank responses are getting too slow as they are really over capacity these days. The mortgage broker also told me that each of them in her office (around 10 people) has around 7 – 8 cases pending with the bank, some are new purchases and some are refinance.

Here I just want to show some recent activities at the Lancaster in Lakeshore East – the new eastside neighborhood.

The Lancaster – 201 Westshore

Currently there are 6 units active on the market, there are 2 one bedroom units, price is between $325k to $345k, unit 1103 is a foreclosure unit with a parking space included in the price, they are around 833 square feet. There are 2 two bedroom units, price is between $549k and $562k and they are around 1,450 square feet. There are 2 three bedroom units, price is between $599k and $775k with around 1,500 and 1,800 square feet.

Pending units are 8 total right now, 1 one bedroom unit, 1 three bedroom unit and 6 two bedroom units. These number is a big increase even compare to the last 3 months’ record, totally closed unit within the last 6 months are 4 units.

Some of the pending units were only listed for less than a month. From here we can say that if the seller lists the property on the market price, it would be under contract in a shorter time now.

Palm Beach County, Florida, 2nd Quarter 2012 Real Estate Summary

Jeff Lichtenstein, a former downtown Chicago resident and occasional contributor writes about the Florida real estate market:

1. What’s Happening?
I’m seeing continued improvement in the real estate market. Still nothing to get over-excited about. Kind of like an F student getting a D+. It’s better but not a cause for celebration.

2. Prices
Home prices are going up. The average price per square foot was $156 in March versus $147 in February.

3. Sales
Sales were up in March (1,071) compared to February (1,002). However, they were down compared to last year at this time (1,223).

4. Buyers: Who’s buying? First-timers, mover-uppers, downsizers, foreign buyers, or other?
Inventory is moving fast in the $200,000 to $400,000 category (8.7 months worth of inventory), and slowest in the $1,000,000 market (34.8 months of inventory). However, both categories are going down regardless.

5. Distressed Properties
Short sale inventory is stable but foreclosure inventory is rising. I’m also seeing the first beginnings of the end of the short sale. I lost a deal with a purchasing client on a deal because the court and bank would not stop a short sale and the property went to auction. Have 2 other properties where the auction process has started. Part of the reason banks have wanted to short sell is they have been waiting for 3 years on average in Florida to foreclose! Homeowners have been basically living rent-free for 3 or 4 years! The party is over as banks are now foreclosing faster. While it’s still advantageous for banks to work out a short sale and avoid the foreclosure costly process, we will see much less of this as that 3-year time table goes down significantly. One investor who purchases lots of short sales told me that he thought there was a 12-month window left for short sales. In 2006, I had no idea what a short sale was, so the rarity of the short sale might be what we are going back to.

6. Financing
My clients are not having that many issues getting loans. It’s just a lot more red tape with more verification (a good thing) and scrutinized appraisals. The short sales are the most difficult because you need to do a double appraisal; one that appraises low (for the 3rd party institution) and the other high for the new lending institution. More on those goofy dynamics below.

New federal rules that could speed up the short-sale process to within 30 days if the loan is owned by Fannie Mae or Freddie Mac should be taking place by June. To that I say there is a better chance of my cable company getting their customer service act together. It’s just not going to happen. Cable missed 4 appointments with us last week. They have this automated system that confirms appointments. Twice the automated system never called. Once it did, but I picked it up in a middle of a message, and another time I missed the call by a minute. Only after a call to my HOA and the threat of losing 640 homes, did the account representative make it happen. Short-sales are like our cable company only far worse.

The loan company won’t verify the price until an offer is received, paperwork goes from one department to another and instead of using licensed appraisers, and the lien holder gets a broker’s opinion. While this saves them hundreds of dollars, the broker has to do huge volume and cover a vast territory. I had one house recently that the broker told me he does 60+ “broker opinions a day” and goes from Miami to Orlando. That’s crazy, as you can’t be an expert for the whole state. He also thought there were 3 baths where the house only had 2½ baths. Further to complicate things, the house has to appraise in order to get the price low enough so the lien holder knows they aren’t giving it away. On the flip side, you hope it appraises high when the buyer’s mortgage company appraises it for sale. Furthermore, with some institutions, if a buyer walks, they start the whole process all over again. The lien holder has to be incurring a ridiculous amount of costs holding the note and analyzing each short sale. What really should be done on short sales is that prices should be set before they go on the market like a foreclosure. Those prices should be good for 3 months. If they really analyzed it, they probably would be better off foreclosing on the house because the time and energy to handle the short sale has to be enormous. Fortunately, the red tape in the court system is speeding up and short sales may be passé in a year or two. Until then, maybe the lien holders should do like me and order Direct-TV.

Two foreclosure units at the 222 N Columbus Dr, both pending now

There are two foreclosure units at the 222 Columbus Dr, one is a convertible studio which was listed for $154,900, which is around 525 square feet, the monthly assessment is around $308 and the annual tax bill is around $2,475 per year. The other unit is a one bedroom plus den on a high floor with great views to the lake and the millennium park, which was listed for $218,500, around 835 square feet, monthly assessment is around $454 per month and annual tax bill is around $3,280 per year. The bigger unit was on the home path program, so only homeowner is qualified to buy it in the first 15 days, when I called them after the program is expired, they have already got a contract.

The Park Millennium is a full amenity building with 24 hour doorman, sun deck, grill, gym, indoor swimming pool, party room, pedway. The only catch is that new owners are not allowed to rent out the unit right now until the renter % goes down to less than 20%.

Showing for Chinese investors at the Naperville today

There is a Chinese investor  came to Chicago just want to buy a 4 bedroom house in a good school district for around 400k, so I thought about Naperville and then wewent there to see 6 houses today priced between 379k and 489k. Out of the 6 houses, she likes 5 of it, they are all 4 bedroom house with 2 car garage in the Naperville central high school district.

Since I can speak fluent Chinese, it was very helpful t my client who flew in from China to see propertiesI here in Chicago.

Studio for rent at the 512 McClurg unit 2103

This is a nice large studio facing the lake, unit 2103 at the 512 Mcclurg, it is listed for rent for $1,300 on April 13th afternoon, then I got three showings requested for Sat morning. After the showing, I got three full price applications, so now the owner is going to take the best and the highest offer!

This Studio is around 650 square feet with large granite kitchen, marble bathroom, and 5 closets, large entry way. The 512 Mcclurg is a nice full amenity building with 24 hour doorman, gym, sun deck, grill, party room, bike room, storage locker. The 512 McClurg is located above the AMC theater, so it is in the center of the streeterville. Walking distance to shops, restaurants, Navy Pier and the lake front. I will post here later about the rental price for this unit.

I just helped a buyer purchased this beautiful one bedroom, one bath developer unit at the 565 W Quincy unit 1317, it is listed for rent for $1,800 per month, which includes a deeded parking space, a large storage unit. The 565 W Quincy is located directly west of the union station, it is very close to public transporation, highways, restaurants, etc.

This unit has marble bath, granite kitchen tops, lots of cabinets spaces, wood floor in the living and kitchen area, large balcony, the unit is facing south, so it is very bright and sunny.

The 565 W Quincy has grill, sun deck, a large Q room, which has a nice kitchen, bowling area, mini golf, theater room, nice gym etc. The building also has 24 hour doorman, maintenance people onsite.

New home path foreclosure one bedroom with parking at the 450 E Waterside – the Chandler

I have showed this unit while it was a short sale, then it got took off the market. I just noticed that it came out as foreclosure on 2/29/2012. This is a Fanae Mae property, so it has the first look by homeowners for 15 days. This means that no investors can purchase in this time, only home owners are allowed to bid. This one bedroom unit has around 900 square feet and it is listed for $257,600 with a parking included. it faces south east, has a balcony. I think this is a great deal for a potential home owner. I do not think this property will last after the 15 days period.

Buying foreclosures can make the buyers to pay up to 6 months of owned assessment. This unit’s assessment is $327 per month, that means, the buyers might be obligated upto $1,962 additional assessment to the association. Plus the tax is prorated as 100% other than the 110%.

There are two one bedroom foreclosure units at the 440 and 480 Mcclurg

These two one bedroom units have similiar square feet, around 750 square feet, one is asking around $230k with a parking included and the other one is asking $199k with no parking. The one with parking has very good views to the lake and the river, it faces east. The one without the parking space is facing north east with city view and a nice corner balcony.

There is additional parking spaces for sale in the building for around $32k per year. I would think the one with parking and the lakeview would sell higher than the one with no parking and face the city.

One bedroom foreclosure at the 440 N McClurg

I have showed this one bedroom foreclosure to a client at the 440 N McClurg, this is a corner unit with around 750 square feet. A nice balcony facing the northwest, so it is city view, since the building has a fountain on the 3rd level, this fountain is right underneath the unit, so it would be beautiful in the summer time. Inside the bedroom, there is a large walk in closet with some shelves.

The listing price has been reduced from $209,900 to $198, 790 this week. The previous owner has bought it for $245k in 2001. The kitchen is a good size. There is no washer and dryer in the unit, also no parking with the unit. But you can purchase a parking space for $32k or rent is for around $200 per month. I would think $190k would be a reasonable price since the appliances kind of old.

My listing at the 5 N Wabash unit 1102 is rented today for $1,750. This is a nice furnished apartment with wood floor in living room and the den, nice granite kitchen and large marble bath. There is a big walk in closet in the master bedroom. This unit has around 1,140 square feet.

5 N Wabash is close to everything, transportation, restaurants, theater district and department stores. Also it is a couple of blocks to the Millennium park and the lake front.
