Last three months sold at the Parkshore – 195 N Harbor Dr.

I am amazed to see that there were 9 units sold and 2 units under contract in the last month at the Parkshore, the 195 N Harbor Dr. The sold units includes two 1 bedroom units, 6 two bedrooms and two plus dens, one three bedrooms unit, the closed price is ranging between $220,000 to $820,000. The two pending sales are one two plus den unit and one three bedroom unit.

I am very excited to see these numbers as that means this building is still sit very strong, the price is still higher than the price in the 04 and 05 price. Which you do not see so many in the city.

Also, I heard that our building has been assessed a little less than the market value, means that our price is still hold up pretty strong too.

Showing of unit 4007 at the Park Shore

I had a showing of 4007 at the park shore, this is a one bedroom unit that I have at the Park Shore. The buyers showed lots of interest in this building, they like all the amenities and the views from the gym and the roof top. The only thing they did not like is the view from this unit, since this unit is facing west, it is looking at the new lake shore east park, which is a very nice park with dogs’ park and kids’ playground. You can see a little bit lake from the unit too. But these buyers like to have a unit over looking at the lake, I mentioned to them of the two bedrooms for sale in the building, such as unit 2501, unit 2701 and unit 3009. Since the view is better and it is bigger, the price go up a lot too. They are starting from $445,000 comparing to this one bedroom starting from $269,ooo. So I told them if they want to live in the building this is a great choice, they do like the lay out a lot of the unit. So let’s see if they would come back for a second showing!

Two showings for rent, two bedrooms at the parkshore and the Harbor Point

I showed two rental units today, the two bedrooms unit at the 195 Harbor, unit 1509, the second bedroom has a french door open to the living room. This unit is facing north east, has great view to the Navy Pier and the lake, very nice kitchen with granite counter. The rent price is $2,200 per month with valet parking included. The other two bedrooms we saw is the two split bedrooms at the Harbor Point, which has around 1,208 square feet, this unit is in original situation, with carpet through out. The view is great to the lake and south shore line. I would prefer the the first one as it is modern and has new kitchen. But they are both very reasonable priced!

Low priced two bedrooms at the HERITAGE – 130 N Garland Ct Unit 1006

I can’t believe this price has dropped below $500,000, this split two bedrooms has around 1,336 square feet, the building was built in 2007, this is a great building right behind the City hall. It has great amenities too. I love the east facing units in this building, but with this price, this is not so bad, while we were doing search in 2006, we could not find anything less than $500,000 in this building. It has new kitchen, new bathrooms and wood floor. The listing price of this unit is $485,000. Sometimes I do wish that we have not bought our unit yet, since there are so many choices out there! This is not my listing!

This is a two bedrooms unit has around 1,365 square feet, this is a spacious two bedrooms. This building’s name is JOFFREY TOWER, it used to have a Walgreen downstairs, I still remember that they had a sign saying that the store has been there for more than 100 years, so this is a great location. This is a new construction with the top of the line materials. There is a great benefit of this building is that it has large balconies, this is very seldom to see in downtown Chicago, in the heart of the city. I showed this unit a few weeks ago, this is a large two bedrooms unit which face the millennium park and has a view to the lake too. I really like the nice and big living room. The kitchen is remodeled about a few years ago, there are lots of storage spaces. This unit has great sun light. The price has been dropped more than 10%. The current listing price is $509,000.

I showed this unit a couple of days ago to a client. The terrace is really nice and big. My client mentioned that she could have a dog for her daughter now. The unit is a two bedrooms unit, it has around 1,647 square feet with split two bedrooms. Very nice living room. Lot of build ins and storage space, there is a storage space, you could even put a desk in it:-) The listing price is $924,900, this unit is facing the new Lake shore east park. It feels like living in a townhouse with a big garden.
