Last three months sold at the Parkshore – 195 N Harbor Dr.

I am amazed to see that there were 9 units sold and 2 units under contract in the last month at the Parkshore, the 195 N Harbor Dr. The sold units includes two 1 bedroom units, 6 two bedrooms and two plus dens, one three bedrooms unit, the closed price is ranging between $220,000 to $820,000. The two pending sales are one two plus den unit and one three bedroom unit.

I am very excited to see these numbers as that means this building is still sit very strong, the price is still higher than the price in the 04 and 05 price. Which you do not see so many in the city.

Also, I heard that our building has been assessed a little less than the market value, means that our price is still hold up pretty strong too.

Rental showings at the 420 and 450 Waterside

I have showed a couple of the studios and one bedrooms at the Regatta and Chandler building yesterday. The one bedroom at the Regatta is around 800 square feet, nice kitchen and bathroom, wood floor through out the unit, but there are no windows in the bedroom. The Studio at the Chandler has a bonus balcony, nice walk in closet, so it is hard to decide as the view is better in the Chandler unit but the space is bigger at the Regatta unit. The Chandler building was built in 2008 and the Regatta was building in 2005, so both are very nice and have full amenities.

These two buildings are located on the south side of the Lakeshore East Park, next to the Chicago River, the lake shore path, the Navy Pier. You could see the fireworks on the balcony of the 450 waterside building. Plus a new store, the Roundy’s is going to open next year.

Today I was very excited as I am going to see Aqua, although I was looking at it building up, I have never got a chance to go inside to take a look yet. My client wants to take a look at a studio. Since the condo is not yet finished, the sales person showed us a rental model and then she has mentioned the differences between the rental unit and the condo, which is the view is better at the condo unit, the finishes is better, all bamboo floor through out, but there is no balcony.

Then we had a whole tour of the amenities in the building, there are so many things, I feel that I was in a maze. But my client does not want to move forward with this unit since it is quite small, the asking price is $319,000 which is even higher than the unit 4007 at the parkshore, which is a one bedroom unit.

As for the unit 4007, their thought is there are lots of small details need to be touched up. I mentioned that we can get those places fixed, but now this made me think that we may need to fixed these small things to make the place show better.

This is a studio just been listed. It is a studio and it has around 550 square feet. There was one just like this has been sold last week! The listing price of this unit is $189,000 which is around $20,000 higher than the other one. This building was the first one in the neighborhood and it got lots of amenities. Such as the free shuttle bus to the city, the restaurant on the 7th floor, some small business offices, library, a very nice and remodeled swimming pool, etc.

This is the cheapest listed studio at the 400 E Randolph and it sold in 3 days, I am sure that’s a record for the current market! So back to the old school, that means if you want to sell, price it right and it would sell! I am very happy for the owner and the buyer! This record is going to help with our neighborhood current listings too!

This studio’s rental price has been reduced to $1,150. This should be a great price in this nice neighborhood. Plus lot of the utility bills are covered. You only need to pay electricity bill.

This is a new listed studio at 400 E Randolph St Unit 2022, I can’t remember very clearly, but this owner might came in to my old office located at 155 Harbor last year to ask about selling his unit. I have been following up with him but after changing to a new company, I failed to do so, now I learned that following up is very important in our real estate business. Hope he could get a good price for this studio!
