I was showing three units at the 195 N Harbor Dr yesterday. They all facing north and have great views to the Navy Pier, the lake and the Chicago River. They are all on the mid floors from the high teens to the mid 30s. There are different upgrades in the units, one has opened the kitchen a little bit, it made a huge different by comparing to the closed kitchens. The asking price is from $445K to $479K, they all have a parking spot included, so that means the condo price is around $405K to $439K. My client is interested in the one with the open kitchen which is priced the highest within the three listed.

Swimming at the North Harbor Tower – 175 N Harbor Dr

We went swimming at the North Harbor Tower, this is a very nice indoor pool. The temperature feels very comfortable, we have really enjoyed it. We used to live in this building, this is one of the amenities that we miss very much. Although we have a roof top pool, however, we could not use it during the winter time since our winter is so cold. Actually our pool is heated, but I still could not have the courage to jump in:-)

North Harbor Tower currently have one bedroom available starting from $1,315, this is a great deal in this neighborhood, some of the units do have washer and dryer just being put in recently.

Two showings at the 8 E Randolph unit 2107

Today I had two showings for rent at the 8 E Randolph at unit 2107. This is a one bedroom unit with nice new kitchen, new bathroom, kitchen features gas stove, granite counter, nice cabinet and track lights. The bathroom has marble floor and it is so spacious, the bedroom has lots of closet space and the room size is very big. The balcony is very large and overlooking west with views to all the buildings but clear of the roof top as this is on the 21st floor.

The building features 24 hour doorman, management office on site, a nice and large gym. It is at the perfect location, right downtown with easy access to the EL, shops, stores and theaters. This rental listing is listed for $1,600 per month which is very reasonable as the other similar unit rented for $1,700- $1,800 per month. It has basic cable and Internet included in the rent too. These two people both showed interest in the unit, hope they would make their decision soon.

This one bedroom has just closed yesterday, with the listing price of $199,000 and the closing price of $195,ooo. This price is about $100,000 lower than the people paid in 2007. I have showed this unit to a potential buyer, the unit looks nice, although it is a foreclosure, it has maintained very well, even cleaned it very well. This one bedroom has around 700 square feet, with new kitchen and new bathroom, washer and dryer in the unit. This buyer really got a good deal!

I had a showing of 4007 at the park shore, this is a one bedroom unit that I have at the Park Shore. The buyers showed lots of interest in this building, they like all the amenities and the views from the gym and the roof top. The only thing they did not like is the view from this unit, since this unit is facing west, it is looking at the new lake shore east park, which is a very nice park with dogs’ park and kids’ playground. You can see a little bit lake from the unit too. But these buyers like to have a unit over looking at the lake, I mentioned to them of the two bedrooms for sale in the building, such as unit 2501, unit 2701 and unit 3009. Since the view is better and it is bigger, the price go up a lot too. They are starting from $445,000 comparing to this one bedroom starting from $269,ooo. So I told them if they want to live in the building this is a great choice, they do like the lay out a lot of the unit. So let’s see if they would come back for a second showing!

This is a one bedroom unit with 650 square feet. It has wood floor, granite counter and new appliances. The listing price is $195,126. Which is not bad as it does has view to the new designer park, lake shore east park and a little bit of the lake through two buildings. I have not seen this place yet, but I think it looks nice on the pictures, the whole kitchen is black, so maybe for a single guy:-)

We have been watching this building going up, this is a nice building built in the center location of downtown Chicago, has easy access to the state stores, the El and the parks and the lake front. This unit has maple floor, large private balcony, new designer kitchen and new bathroom. This unit has around 834 square feet, so this is very rare for one bedroom, so let me know if you want to know more details and pictures of this building.

This is a small one bedroom unit at the 400 E Randolph, it has around 525 square feet, it has been very well upgraded with wood floor, granite counter tops, new cabinets and new appliances, it looks very nice on the picture. I showed this unit the beginning of last year. This was a convertible which has been converted to a one bedroom unit. The unit is clean and nice, but after converting it to a one bedroom, the living room looks a little too narrow. The listing price is $325,000, which has not been dropped since last year. This unit is on the 4th floor, this have prons and cons, as some people like to live on the low floor and some people love to go at least to the 10th floor.

Price Reduction – 360 E Randolph St Unit 4305

This unit has been on the market since last June. Currently there is a price deduction, but if you look at the listing price, it was $399,000, the total deduction is not much. This is a one bedroom unit with one and a half bath. I would say pretty large one bedroom unit since it has 1,000 square feet. It looks like that the kitchen has been redone, the whole place looks nice and neat. It overlooks at the new Lake shore East Park. This is a great building which never has any special assessment.
