The structure for the east side of the building is complete and the exterior skin (metal panels and storefront windows) will be starting in the next couple of weeks. The structure for the west side of the building, housing Mariano&#8217;s Fresh Market and the main atrium space is picking up speed and will be complete in November. The most amazing thing is that you will be able to see the escalators arrive in a few weeks. The Magellan Development is anticipating the entire building being fully enclosed by March 2011 so that the retail tenants can begin their construction inside the building.</p>

			<content:encoded><![CDATA[<p>I showed some 3 bedroom unit in downtown yesterday. We started at the one Museum Park East, this building was built last year, the three bedroom unit has never been lived in before, however, the developer is doing some remodeling job to enlarge the master bedroom. The asking price is $1.49M, the agent told me that the price is very negotiable, she mentioned a number to me but she did not want me to share that with my clients&#8230; My clients are not very impressed with this unit or the building.</p>
<p>Next we went to one of my favorite buildings &#8211; 340 on the park. We looked at one 3 bedroom unit with amazing sweeping view of the lake, the city, the parks and the river. This unit has all bamboo floor throughout, the owner has put in a warm drawer, a wine coller and some cabinet&#8217;s space. I did hear some clients complain about the cabinet&#8217;s space is not enough. The asking price for this unit is $1.95M plus additional for parking spaces. My clients love this building, this unit, the great view a lot. The only question is that the room shape is kind of irregular shaped so it is hard to put a bed. But there are lots of sun light in the each room since there are so many windows.</p>
<p>Our last stop is 600 N Lakeshore Dr. There are some resale units and some new construction units that have never been lived in. My clients love the building and the interiors. The three bedroom unit is around $1.4M &#8211; $1.9 M not including parking.</p>

The owner likes to go with the tenant, so we have rented this place out within three days and the tenant moved in within 2 weeks of the place being purchased! I am so happy for my client.</p>
<p>The location is great with good transportation to the city, both red line and the 147 express bus.</p>

I do not think they would allow to link two units like this again, this has been done years ago. I have showed this unit to a potential buyer, right now there is no kitchen, used to have two kitchens, some work needs to be done in the bathrooms, the floor, the walls and the balconies. It does have two balconies. As for the square footage, it has around 2,400 square feet, so this is around $156 per square feet, I believe it is the cheapest unit in the new eastside neighborhood! The 400 E Randolph building has just finished remodeling of its gym, the pool, the piping system, all the special assessment has been paid for. The outer drive east building has full amenities, which is not limited to the 24 hour doorman, the party room, the gym and nice swimming pool, whirl pool, but they also provide shuttle bus to the city, restaurant on the 7th floor, library, kids&#8217; play room etc.</p>
<p>The unit is overlooking at the sun deck and the swimming pool, the new designer lakeshore East Park. So the view is great, lots of green plus you do not look at other people&#8217;s windows. So if you are good at getting a contractor to do some remodeling, this is not a bad deal!</p>

			<content:encoded><![CDATA[<p>I just read an article from the Chicago Tribune, it talks about there are not going to be any new development in the city of Chicago in 2011 except a very high end Ritz- Carlton condo. That being said, if you want to look at the new develop only, then there will be very limited ones due to the current economy as only in this way, the developer could charge more for their new development, they are going to hold as long as possible right now.</p>
<p>Also, I do here people asking about the big empty place next to the lakeshore Dr. Between the new Regatta building and the Parkshore. On the developer&#8217;s map, it is going to have three buildings there, and a small version of the lakeshore east park. After according to Magellan,  the developer of the lakeshore east neighborhood, they are not going to built anything there within the next 10 years.</p>
<p>As a Realtor we do hear people talking about the market differently these days. They tends to care more about it is the bottom of the market other than the market is so bad, that means people are getting back to the purchasing mood, at least that&#8217;s what we see here in downtown Chicago.</p>

The one bedroom at the Regatta is around 800 square feet, nice kitchen and bathroom, wood floor through out the unit, but there are no windows in the bedroom. The Studio at the Chandler has a bonus balcony, nice walk in closet, so it is hard to decide as the view is better in the Chandler unit but the space is bigger at the Regatta unit. The Chandler building was built in 2008 and the Regatta was building in 2005, so both are very nice and have full amenities.</p>
<p>These two buildings are located on the south side of the Lakeshore East Park, next to the Chicago River, the lake shore path, the Navy Pier. You could see the fireworks on the balcony of the 450 waterside building. Plus a new store, the Roundy&#8217;s is going to open next year.</p>

There is a great gym, I have never see such a large and fully equipped gym in other buildings before. The gym is on the 25th floor and it has beautiful views too. Although I have not seen this specific unit, but I do know that their standard and this should be a good buy. The listing price is $680,000. Right now we would think that a 5% discount is a given, so that could bring the price down to around $646,000. Please post your thoughts!</p>
