The one bedroom foreclosure at the 201 Westshore – the Lancaster is still available for $243,900, the reason being still available is due to this unit include a parking space, however, this information is not mentioned on the listing, so this is a great deal for a new one bedroom unit with a parking space included.

The unit is facing east directly so right now there is lots of lake view, maybe after 10 years the views will be partially blocked, but it is still a great investment property as during the current years it is very easy to be rented!

Foreclosure rate at the Parkshore – New Eastside neighborhood

There are totally 20 units closed within the last 12 months at the 195 N Harbor Dr, the Parkshore Condominium. They include 3 one bedroom units ranging between $220,000 and $269,000, 10 two bedroom units ranging between $412,000 and $489,500, 5 two bedrooms plus den units ranging between $465,000 and $485,000, 2 three bedrooms units ranging between $815,000 and $820,000. Only one unit was short sale, the three bedroom unit sold for $820,000 which was a developer unit, the foreclosure rate is 5%.

Parkshore has 483 units, the current rental rate is under 20% over the owner occupancy.

Currently there are 15 units for sale ranging between $255,000 and $979,000, so the list rate is around 3%. 3 of the 15 units are going for Shortsale.

Village Market construction update

The construction of the Village Market is on schedule. The structure for the east side of the building is complete and the exterior skin (metal panels and storefront windows) will be starting in the next couple of weeks. The structure for the west side of the building, housing Mariano’s Fresh Market and the main atrium space is picking up speed and will be complete in November. The most amazing thing is that you will be able to see the escalators arrive in a few weeks. The Magellan Development is anticipating the entire building being fully enclosed by March 2011 so that the retail tenants can begin their construction inside the building.

3 bedroom unit showings in downtown Chicago

I showed some 3 bedroom unit in downtown yesterday. We started at the one Museum Park East, this building was built last year, the three bedroom unit has never been lived in before, however, the developer is doing some remodeling job to enlarge the master bedroom. The asking price is $1.49M, the agent told me that the price is very negotiable, she mentioned a number to me but she did not want me to share that with my clients… My clients are not very impressed with this unit or the building.

Next we went to one of my favorite buildings – 340 on the park. We looked at one 3 bedroom unit with amazing sweeping view of the lake, the city, the parks and the river. This unit has all bamboo floor throughout, the owner has put in a warm drawer, a wine coller and some cabinet’s space. I did hear some clients complain about the cabinet’s space is not enough. The asking price for this unit is $1.95M plus additional for parking spaces. My clients love this building, this unit, the great view a lot. The only question is that the room shape is kind of irregular shaped so it is hard to put a bed. But there are lots of sun light in the each room since there are so many windows.

Our last stop is 600 N Lakeshore Dr. There are some resale units and some new construction units that have never been lived in. My clients love the building and the interiors. The three bedroom unit is around $1.4M – $1.9 M not including parking.

We have posted this unit for rent right after the closing of purchasing this unit, after three days of being posted, we have got a showing request, then the potential renter liked this unit since it has great views to the lake from both the living room and the bedroom. It has large room size, pretty nice kitchen with newer appliances. The owner likes to go with the tenant, so we have rented this place out within three days and the tenant moved in within 2 weeks of the place being purchased! I am so happy for my client.

The location is great with good transportation to the city, both red line and the 147 express bus.

The foreclosure 4 bedrooms unit at the 400 Randolph has just reduced price to $374,900

This is a combined 4 bedrooms unit, two two bedrooms unit, unit 820 and unit 920 combined, there is a staircase link the two units. I do not think they would allow to link two units like this again, this has been done years ago. I have showed this unit to a potential buyer, right now there is no kitchen, used to have two kitchens, some work needs to be done in the bathrooms, the floor, the walls and the balconies. It does have two balconies. As for the square footage, it has around 2,400 square feet, so this is around $156 per square feet, I believe it is the cheapest unit in the new eastside neighborhood! The 400 E Randolph building has just finished remodeling of its gym, the pool, the piping system, all the special assessment has been paid for. The outer drive east building has full amenities, which is not limited to the 24 hour doorman, the party room, the gym and nice swimming pool, whirl pool, but they also provide shuttle bus to the city, restaurant on the 7th floor, library, kids’ play room etc.

The unit is overlooking at the sun deck and the swimming pool, the new designer lakeshore East Park. So the view is great, lots of green plus you do not look at other people’s windows. So if you are good at getting a contractor to do some remodeling, this is not a bad deal!

New development in downtown Chicago

I just read an article from the Chicago Tribune, it talks about there are not going to be any new development in the city of Chicago in 2011 except a very high end Ritz- Carlton condo. That being said, if you want to look at the new develop only, then there will be very limited ones due to the current economy as only in this way, the developer could charge more for their new development, they are going to hold as long as possible right now.

Also, I do here people asking about the big empty place next to the lakeshore Dr. Between the new Regatta building and the Parkshore. On the developer’s map, it is going to have three buildings there, and a small version of the lakeshore east park. After according to Magellan, the developer of the lakeshore east neighborhood, they are not going to built anything there within the next 10 years.

As a Realtor we do hear people talking about the market differently these days. They tends to care more about it is the bottom of the market other than the market is so bad, that means people are getting back to the purchasing mood, at least that’s what we see here in downtown Chicago.

This two plus den unit is rented after listing up for 2 days. This unit has around 1,300 square feet, it has very nice view to Navy Pier, the lake, and the new lakeshore east park. This building is located at the new east side, the rented price is $2,400 which is the listing price, that means we have priced this unit in a reasonable amount, there is a parking space included in the rental price. The rent also includes water, basic cable, gym and outdoor pool on the roof top, not to mention all the other amenities in the building, which includes but not limited to 3 times to use the two party rooms at the park shore for free of charge each year, the grocery store on site and a nice full service spa on site too.

Park Millennium just contracted

After a couple showings and comparing, my client really likes the one bedroom plus den unit at the 222 Columbus Dr unit 2401, so we have a contract in pending now. This unit has great view to the new Millennium park, you can see the faces and the plaza in the living room. You also can see the new designer lakeshore east park. This unit has great upgraded granite kitchen counters and SS appliances, tile is in the entry way and the whole kitchen area, the living room and the study has laminate wood floor. I am very excited for my client, they love the building too!

Park Millennium has indoor lap pool, party room, terrace, gym, 24 hour doorman, on site managemen office works 5 days a week. Grocery store in the building and Pedway in the building.

Rental showings at the 420 and 450 Waterside

I have showed a couple of the studios and one bedrooms at the Regatta and Chandler building yesterday. The one bedroom at the Regatta is around 800 square feet, nice kitchen and bathroom, wood floor through out the unit, but there are no windows in the bedroom. The Studio at the Chandler has a bonus balcony, nice walk in closet, so it is hard to decide as the view is better in the Chandler unit but the space is bigger at the Regatta unit. The Chandler building was built in 2008 and the Regatta was building in 2005, so both are very nice and have full amenities.

These two buildings are located on the south side of the Lakeshore East Park, next to the Chicago River, the lake shore path, the Navy Pier. You could see the fireworks on the balcony of the 450 waterside building. Plus a new store, the Roundy’s is going to open next year.

This unit has been on the market since last June. Currently there is a price deduction, but if you look at the listing price, it was $399,000, the total deduction is not much. This is a one bedroom unit with one and a half bath. I would say pretty large one bedroom unit since it has 1,000 square feet. It looks like that the kitchen has been redone, the whole place looks nice and neat. It overlooks at the new Lake shore East Park. This is a great building which never has any special assessment.

The unit 3507 of the Buckingham is a two bedrooms unit, this unit is at the northeast corner. So it has views to the Lake shore East Park, the Navy Pier and also it has view to the lake shore drive and the lake too. This is a large two bedrooms unit, it has around 1,580 square feet. I have not get to show the unit yet, but I can tell that there are not so much upgrades in the unit. Although it looks pretty clean. The monthly assessment is a little high, since it is $1,080. The listing price is not bad for $599,000. So let me know if you are interested to take a look at this unit, we could see it together.

This unit has been on the market for a long time, such as more than half a year, the unit is over looking the new Lake shore East park. The inside of the unit is not upgraded. The carpet looks pretty old and the kitchen does not feel new either. The listing price is $379,000, this is quite reasonable for this neighborhood. But in my opinion, this building is a little too old. My kids go to the school here and this morning, they told us that the pipe is burst so they could not use the bathroom for a while.

I did a showing for a 2002 last year, this is a great tier, it has around 1,500 square feet, facing the new Lake shore East Park, there is a terrace too. The kitchen is a designer’s kitchen and I love the bamboo floor and the floor to ceiling window. Anyway, this is a great building with not very high assessment. There is a great gym, I have never see such a large and fully equipped gym in other buildings before. The gym is on the 25th floor and it has beautiful views too. Although I have not seen this specific unit, but I do know that their standard and this should be a good buy. The listing price is $680,000. Right now we would think that a 5% discount is a given, so that could bring the price down to around $646,000. Please post your thoughts!

I noticed there is a new listing at the 340 E Randolph unit 1606, this is a one bedroom unit facing the Lake shore East Park with 1,200 square feet. 340 on the park is a great building, I always dream to own an unit in this building. Now this is a chance for all of you too, the price of this unit is so low, it is asking for $469,000. This owner has changed a Realtor from a year ago as this unit was listed for over $500K for a while and now this is really some good price here! I like the designer kitchen, the bamboo floor, the floor to ceiling window, etc. Come and act quick on this deal!
