Two showings on Sat, unit 4007 at the parkshore and unit 5305 at the Aqua

Today I was very excited as I am going to see Aqua, although I was looking at it building up, I have never got a chance to go inside to take a look yet. My client wants to take a look at a studio. Since the condo is not yet finished, the sales person showed us a rental model and then she has mentioned the differences between the rental unit and the condo, which is the view is better at the condo unit, the finishes is better, all bamboo floor through out, but there is no balcony.

Then we had a whole tour of the amenities in the building, there are so many things, I feel that I was in a maze. But my client does not want to move forward with this unit since it is quite small, the asking price is $319,000 which is even higher than the unit 4007 at the parkshore, which is a one bedroom unit.

As for the unit 4007, their thought is there are lots of small details need to be touched up. I mentioned that we can get those places fixed, but now this made me think that we may need to fixed these small things to make the place show better.

The listing price was $2,300,000. Which is pretty reasonable.

I did a showing for a 2002 last year, this is a great tier, it has around 1,500 square feet, facing the new Lake shore East Park, there is a terrace too. The kitchen is a designer’s kitchen and I love the bamboo floor and the floor to ceiling window. Anyway, this is a great building with not very high assessment. There is a great gym, I have never see such a large and fully equipped gym in other buildings before. The gym is on the 25th floor and it has beautiful views too. Although I have not seen this specific unit, but I do know that their standard and this should be a good buy. The listing price is $680,000. Right now we would think that a 5% discount is a given, so that could bring the price down to around $646,000. Please post your thoughts!

I noticed that unit 204 at the 340 E Randolph is listed for $924,900. This is really a great price for a two bedrooms condo facing south with 1,567 square feet, everything is new in the unit. Bamboo floor, new designer kitchen. Plus a balcony overlooking the grand park. The only thing you may not like would be it is on a second floor, but I am sure that there are some people like low floors. If you are looking to get a good view in a nice building with great amenities and the cheapest assessment bills, this one would be your home!
