8 E Randolph – Joffery Tower one bedroom reduced $36K

I noticed there is a one bedroom unit at the Joffery Tower reduced $36K from $240K to $209K, then this morning while I was trying to make appointment to show this unit to a potential buyer and I have been told that the unit is under contract. There is another unit one floor above this one still listed for $240K. That means if the price is 15% below the market price, people are buying them in the downtown area. The unit is around 840 square feet with SS appliances, nice dark color cabinets, granite counter tops in the kitchen, marble entry and marble bathroom, wood floor in the living room, large balcony.

8 E Randolph is in the heart of downtown, close to shopping, train, theater district etc.

Rental showings at Museum Park

I had two rental showings at Museum Park today. We went to see two bedroom units at towers IV and V. Both units are in very good condition, very new with large balconies and great views to the lake and the museum campus. The large two bedrooms are around $2,500 – $2,600 including a parking space. The building has all the amenities you would expect and more including indoor swimming pool, gym, party room, and a media room.

The two buildings we visited are 1235 S Prairie and 1322 S Prairie. They are right on Roosevelt Ave with easy access to the highway, downtown shops and Grant Park.

There are 4 units closed at the 8 E Randolph during the last 6 months, the price is between $240K to $485K including 2 one bedroom units and 2 two bedrooms units. So the square feet price is around $300 per square feet, which is quite reasonable in the neighborhood, consider it is a new construction, this for sure is a very good price!

I had a few listings here for rent in the last a couple of years, people do really like this building, if you price it right, it could be gone so fast. These are the things that people like to rent in this building:

1) It is a new construction,

2) It has floor to ceiling windows,

3) The rent includes everything, even the Internet connections, renter only pays electricity which is super low…

4)All the wood floor, marble baths and granite kitchen with SS appliances,

5) The best location in the city, walking distance to all public transportation, the theater district, shopping area…

6) The room size is so large compare to some other buildings in the city,

7) The nice size balcony is a plus for everyone too…

A large gym with good street view other than in the basement,

I am sure if you rented here you will never want to leave. There is one draw back is that the parking is super expensive around $300 per month! So if you do not need a car, this is a really great choice!

This is a nice two bedrooms apartment unit at the 8 E Randolph Str. It is very large of around 1,400 square feet with two large bedrooms, a walk in closet, unit features granite counters, wood floors, large balcony, it has all great appliances and washer and dryer in the unit, we have got all the great furniture in the unit and rented out for $3,200 per month.

I just showed a large one bedroom unit at the Joffery Tower – 8 E Randolph St, it is on the north of Macy’s. The unit is facing east so there is a great view of the lake ,you could see the Millennium park opera struction from the unit, there is a large balcony facing east too. The one bedroom facing east in this building is slightly bigger than the one bedroom unit facing west. Washer and dryer in the unit, lots of closet spaces. Wood floor in the kitchen and the living room. Nice marble bath. The rental listing price is $1,600 per month. Since this is the lowest listed one bedroom in the building, the listing agent told us that there are 4 offers as of yesterday.

This means that the market is getting better as this kind of unit rented for the same amount in the last winter. I will post later with the final rent price which I would think higher than the listing price.

I had a few showings at 8 E Randolph and 222 Columbus Dr, some one bedroom units and some 2 bedrooms units. My client likes both buildings and prefers with one unit. The rental price is ranging from $1, 685 to $1,875. But these prices are a lot lower than 2 years ago.

8 E Randolph is a new building, built in the heart of downtown, really central location, close to the train, the buses, the malls, the movie theaters and all the restaurants. The one bedroom units are very large, they are around 875 to 925 square feet depends on facing west or east. The kitchen all has granite counter tops, nice cabinets, washer and dryer in the unit, nice bathroom with granite floor, great closet spaces and a balcony…

222 Columbus has pedway underneath the building, cross the street from the big bean and the Millennium park, grocery store in the building, nice indoor lap pool, sundeck, grill and party room, basic cable is included in the rent, granite kitchen with lots of closets…

Both buildings are still have some studio to 2 bedrooms available.

Since I have this unit listed, there are quite a few showing request and almost everyone loves the unit. We just got an application yesterday, so this is pretty fast considering the market is very slow. While the agent makes the appointment with me, I tried to sell them the one bedroom at the 155 N Harbor Dr unit 4711 or the convertible/ One bedroom at the 474 lakeshore dr unit 2306, but they are only interested in the 8 E Randolph location. This is a great unit and has never lived in. I noticed that the 3206 is under contract now, also there are a few other units under contract too, so that means people do love this building.

Today I had two showings for rent at the 8 E Randolph at unit 2107. This is a one bedroom unit with nice new kitchen, new bathroom, kitchen features gas stove, granite counter, nice cabinet and track lights. The bathroom has marble floor and it is so spacious, the bedroom has lots of closet space and the room size is very big. The balcony is very large and overlooking west with views to all the buildings but clear of the roof top as this is on the 21st floor.

The building features 24 hour doorman, management office on site, a nice and large gym. It is at the perfect location, right downtown with easy access to the EL, shops, stores and theaters. This rental listing is listed for $1,600 per month which is very reasonable as the other similar unit rented for $1,700- $1,800 per month. It has basic cable and Internet included in the rent too. These two people both showed interest in the unit, hope they would make their decision soon.
