Current Listings in the New Eastside neighborhood

I did a map search for all the current condos for sale in the New Eastside neighborhood, there are a total of 178 current listings, ranging from $130,500 – a studio at the 400 E Randolph to a four bedroom unit at 450 Waterside listed for $4.8M. The neighborhood including 10 buildings:

400 E Randolph – Outer Drive East Building, built in 1963

360 E Randolph – The Buckingham building, built in 1982

155 N Harbor Dr – The Harbor Point building, built in 1973

195 N Harbor Dr – The Parkshore building, built in 1992,

222 N Columbus Dr – The Park Millennium building, built in 2001,

201 N Westshore – The Lancaster building, built in 2004,

420 E Waterside – The Regatta building, built in 2007,

340 E Randolph – The Chandler building, built in 2007,

450 E Waterside – The Chandler building, built in 2008,

225 N Columbus – The Aqua building, built in 2010.

The last 5 buildings on the list along with 2 rental buildings are in a development called Lakeshore East – so Lakeshore East is within the New Eastside neighborhood.

Currently all the Aqua rental units have been rented, there are 25 units for sale, some still by the developers and some by the unit owners.

There is a park built within Lakeshore East which has a nice kids’ playgroud, a dog park and a large green area, and there are fountains throughout the park. Right now a 50,000 square feet grocery store is coming next spring and we are still looking forward to and elementary school planned for the neighborhood.

Roundy’s has broken the dirt at the new eastside

I noticed that the Roundy’s has started to dig the dirt on Friday, there were lots of trucks parked next to the new lakeshore east park, behind the 340 Randolph and the 360 Randolph building. So I hope this is great news for everyone. Since we have lived here for a few years, from 2005, I have heard about they are going to build a new grocery store, at that time, they were talking about Treasure Island, but then since the economy go west, we heard that the store has backed out, so now we are so happy to see that Roundy’s is finally coming, we do not need to go so far any more. This grocery store has around 55,000 square feet, also has some restaurants!

Normally we would go to Trader Joe’s or Dominicks once a week, since the grocery store in the neighborhood is not big enough. Now we can save the trip!!!

360 Randolph last three months sold units

I was searching to see how many units are sold at the 360 Randolph and found out that nothing was sold in the last three months. As we should know that it was winter time and this is not a big building, but the result still surprised me a little as I thought there might be a couple of sales in the last three months. Currently there are 12 units on the market starting from one bedroom of $255,000 to three bedrooms unit of $1,000,000. All the units are having very good views here especially the three bedrooms unit which has great views to the lake, the Grand Park, the south shore line and the Chicago city skyline. The building offers full amenity, I love the rooftop indoor pool. An out door garden is very inviting on the first floor with grills in it.

Sold in the last three months at the 360 Randolph, the Buckingham

There are two units sold at the Buckingham building in the last three months, unit 603 which was for sale by owner ( you can tell from the listing agent ID) for $358K, the other one is a similar one bedroom unit 1202 sold for $445,000. So the difference is quite big for both remodeled with the same view to the grant park and the south shore line. That means if you want to sell, you should better use a good agent especially in the bad years like now, let’s say that unit 1202 has to pay 6% commission, that is $26,700, the net proceed is $418,300. Then for unit 603, although it is for sale by owner, they still has to pay the 2.5% to the selling agent, that is $8,950 plus the fees to Scott Berg which would be around $500, the total net would be $348,550, the difference between the two unit would be quite significant, which is $69,750. So that means yes you save some on the listing agent fees but what is the final result, you lost almost $70,000! As right now it is buyers’ market you need professionals to help you out to get your unit sold in the price range that you were thinking!

Priced to sell! 360 E Randolph St Unit 603

This unit price has dropped again to $389,500, this unit is facing south and has around 1,000 square feet. Although it is on a 6th floor, you have a clear view of the park and the harbor and lake. It has open kitchen and wood floor. You need to do some work in the bathroom, but this is a great price now. This is a good building too. Detailed info and pictures will be available upon request.

Price Reduction – 360 E Randolph St Unit 4305

This unit has been on the market since last June. Currently there is a price deduction, but if you look at the listing price, it was $399,000, the total deduction is not much. This is a one bedroom unit with one and a half bath. I would say pretty large one bedroom unit since it has 1,000 square feet. It looks like that the kitchen has been redone, the whole place looks nice and neat. It overlooks at the new Lake shore East Park. This is a great building which never has any special assessment.

New Listing – 360 E Randolph St Unit 3507

The unit 3507 of the Buckingham is a two bedrooms unit, this unit is at the northeast corner. So it has views to the Lake shore East Park, the Navy Pier and also it has view to the lake shore drive and the lake too. This is a large two bedrooms unit, it has around 1,580 square feet. I have not get to show the unit yet, but I can tell that there are not so much upgrades in the unit. Although it looks pretty clean. The monthly assessment is a little high, since it is $1,080. The listing price is not bad for $599,000. So let me know if you are interested to take a look at this unit, we could see it together.

Unit 608 and unit 708 at the 360 E Randolph

I went to see unit 608 last year for one of my client who lives out of Chicago. This unit is quite spacious. It has 1,580 square feet, very large two bedrooms in the Buckingham building. It got views to the Lake shore East Park, the lake and the beautiful swimming pool from 400 E Randolph, which changes color at night, very pretty! The inside of the unit needs some work, everything is around 10 years old. The price has not been changed since the listing. I have not get any time to see unit 708 yet, but from the pictures, it looks newer and more upgrades have been done. The assessments of both units are over $900. So if you do not mind the high assessment, these are great units to purchase in the neighborhood. I would to happy to preview the property for you if you like, please let me know!

One bedroom facing south at the 360 E Randolph

I noticed the price has been dropped for unit 603 at the 360 E Randolph. This is a one bedroom unit facing south, it has new kitchen, hardwood floor in the living room, new light fixtures in the living room. The only thing you need to do is the bathroom, since this is bought as an investment unit, it did not get used much. So the bathroom still has carpet:-) This unit has 1,000 square feet. The view is to the lake, the harbor and the grand park. It has lots of light. Great unit! I helped a buyer last year to negotiate the price, they were still pretty high back then. The current price is $399,500, which I think is reasonable! Let me know if you would like to take a look of this unit!

3 bedrooms at the 360 E Randolph

From the pictures of the listing of this 3 bedrooms at the 360 E Randolph, the unit looks great, it has a whole view of the lake, harbor, the grand park, the millennium park. It has 2,400 square feet, although the price is a little high, but I still want to go to preview it to see the inside. I love the pool in the Buckingham building, it is on the top floor and since Chicago is very cold in the winter, this is an indoor pool and the temperature is always very good.

Short sale at the 360 E Randolph

I showed 1406 at the 360 E Randolph twice last week. This is a short sale, the price is $229,000. It has about 770 square feet. It has got wood floor and the bathroom is redone. The size of the room is pretty big. Since it is a short sale, the place is not clean. Especially the kitchen and the bathroom. You need to spend at least 10-20K to clean the place and replace the kitchen. But it still is a good buy to me in this neighborhood. It has got very nice park view at the Lake shore East Park. If you have seen the place, please feel free to post comment here. The Buckingham Building is a great building has very high reserve and never had a special assessment!

Short Sale – one bedroom at the 360 E Randolph

I noted there is a short sale at the 360 E Randolph, a large 1 bedroom with 770 square feet. This is really a good deal for this building. It has wood floor throughout with a new bathroom. With the other same layer units listed $70,000 higher, this really a good buy. The unit number is 1406 and the listing price is $229,000. I still feel bad to see the short sale comes out in our neighborhood!
