			<content:encoded><![CDATA[<p>The new investor rule is going to pass at the 222 Columbus Dr &#8211; the Park Millennium next Tuesday at 6pm. The detail is that the building has obtained more than 75% of the votes to go with no new investors could rent out their unit. The meeting will be help at 6pm on July 12th, next Tuesday, at that time, they would need the rule to be passed officially.</p>
<p>Currently the renter ratio is over the 50% in the building, that makes buyers very difficult to get the mortgage, need bigger down payment, more income and there are not so many choices other than the approved private lenders in the building.</p>
<p>I think this is a good decision for the building as it will help the building to get a lower renter ration eventually and then more people could be able to get a loan to purchase in this building, then the building price should be able to go up.</p>

			<content:encoded><![CDATA[<p>I did a map search for the New Eastside neighborhood, there are 65 units closed within the last 6 months ranging from $122,000 to $3.1m, there are 12 units are distressed properties including 7 foreclosure units and 5 short sale units, that make the ratio to 18%.  Also, there are 10 units pending right now and none of them are distressed properties, so if we consider these 10 units in the total sold number, that will bring the ratio down to 16%.</p>
<p>There are 4 units from 400 E Randolph, 6 units from 222 columbus Dr, one unit from 155 Harbor and one unit from 195 Harbor. So we could see they are mostly belong to two buildings only, the 400 E Randolph and the 222 Columbus Dr. The price of the distressed properties are between $131,500 and $383,000. There are 36 units sold price is higher than the $383,000 and they are all regular sales.</p>
<p>There are currently 179 current listings, price ranging from $149,000 to $4,800,000.  Since within the last 6 months there were 75 units sold and pending, that will make our inventory age a little more than 14 months, that means to get all the 179 current listing sold, we need 14 months to do it,</p>

The asking price is between $154,900 and $328,700. There are 2 regular sale one bedroom units and the others are all short sale units. Also, another amazing number is that there are 8 units closed in the last 6 months period, including 2 regular sale units and 3 foreclosure units, 3 short sale units, with the price range of $162,500 to $295,000.</p>
<p>All these numbers means the inventory are moving, especially in downtown Chicago. It&#8217;s the right time to buy now! Currently there are 14 active listings at the 222 Columbus Dr, the Park Millennium Plaza, from $179,900 to $409,000.</p>

			<content:encoded><![CDATA[<p>There are currently 4 short sale units and 1 foreclosure unit is under contract at the 222 Columbus Dr &#8211; the Park Millennium, out of the 4 short sale units, there are 3 two bedroom units and 1 one bedroom unit. Based on my understanding, all the high floor units are under the contract, no matter one bedroom or two bedroom unit. The two bedroom unit priced between $275,000 and $328,700. This is very good price for this location at the lakeshore east neighborhood. These kind of units were sold for over $400K a couple years ago, at that time people thought they have got a good deal!</p>
<p>Currently there is a one plus den listed for foreclosure which I think is a good value, it is listed by Ayoub Rabah from Great Street Properties, Inc. for $174,900 which has around 850 square feet and nice view to the south, I predict this one will be gone in the next few weeks.</p>

			<content:encoded><![CDATA[<p>I am surprised to see that there are 8 units closed at the 222 Columbus Dr, the park Millennium in the last 6 months. There are three one bedroom units, three two bedrooms units and two three bedrooms units. The prices are ranging from $225K to $675K, the square feet is between 700 to 1,850 square feet. There are two two bedrooms units are foreclosures, the price was $$290K and $340K.</p>
<p>The Park Millennium was built in 2003 and it is located at the new eastside, next to the lakeshore east development, the building has full amenity and it is a well managed building. It has indoor pool, nice gym, party room and Internet room, sun deck, grills, also it is linked to the Chicago Pedway, this is very convenient for the Chicago cold winter weather.</p>
<p>For investors, if you have cash, this is a good place to purchase as it is so easy to find renters with pretty good prices. But if you do need finance, that will be a different story as the renter to owner percentage is over 53%, so no conventional renters. Only private lenders, but most of them would like to loan to owners with more than 25% down payment.</p>
<p>Each unit feature washer and dryer, nice bathroom size and kitchen, the living room and bedroom is OK, sometimes we would say they are a little small.</p>
<p>Currently there are 15 units for sale ranging from $184,500 to $339,770.</p>

Compare the one plus den at the 222 Columbus dr and the 1 bedroom for rent at the 130 garland, my client prefers the 222 Columbus as it is larger and has better view, plus it is cheaper. But she does like the bathroom at the 130 Garland.</p>
<p>These two buildings both have pedways which will be very convenient in the winter for people to avoid the cold wind and snow. The amenities are similar as they both has indoor pool, sun deck, gym, meeting room etc.</p>

I am very excited for my client, they love the building too!</p>

This is a split two bedrooms with around 1,140 square feet. The unit is facing north east has great views to the lake and the Chicago River, the Navy Pier, the cruise boats and the new Aqua garden. There are some appliances missing in the unit, such as oven, microwave, washer and dryer. The walls needs to be painted and the part of the bathroom mirror is broken. But overall, the unit is in good condition. I think this is the first two bedroom foreclosure unit in the building. I can&#8217;t imagine the price is under$300,000, you can get a two bedroom unit in such a new building. Let&#8217;s see how long this will take to sell.</p>
<p>The Park Millennium is located in a central location, linked to the Pedway system, so that being said, you do not even to get out of the building to go to the airport. There is a grocery store in the building, indoor lap swimming pool, nice gym, party room, sun deck, on-site management team weekly, 24 hour door man.</p>

			<content:encoded><![CDATA[<p>Today I was represent the potential renter to show a couple one bedroom unit at 400 E Randolph and 222 Columbus Dr. These two buildings have big difference, 222 columus dr is a new building so everything in the unit is quite new, updated kitchen and updated bathroom, the view is looking a the Illinois center, when you go to the window, you will be able to see the Chicago River and the Lake.  The unit at the 400 E Randolph is not very updated but usable, the view is very nice to the like. The building has lots of amenities, such as new gym, indoor pool and shuttle bus to downtown. The price is around $300 difference, so it is a hard decision. I like both units and I am sure they will both be rented soon.</p>

I have a client who was bidding on unit 3810 and did not get it. This is a great price unit as it is larger than the 07 unit and it has some good views to the new lakeshore east park, the millennium park, etc. This is really a good buy. There are currently 24 units listed on the market.</p>

This one bedroom has around 700 square feet, with new kitchen and new bathroom, washer and dryer in the unit. This buyer really got a good deal!</p>

			<content:encoded><![CDATA[<p>222 Columbus Dr with the building name of Park Millennium was a rental building. The building was built in 2002 and converted to condo right after it. There were 80% renters in the building in the beginning. Then as owners started to occupy in the building, the ratio is getting better, but when we checked recently it is still 53% renter to owner occupancy rate. Since the Fannie/Freddie/FHA/VA guidelines is that renter to owner occupancy rate is no more than 50%, it is very hard for investors to get a loan in this building. Almost impossible since every big lenders has to follow the guidelines. Therefore maybe some very small banks could offer a loan to investors. Then the investors can only buy the units with cash only choices. I noticed the price is very good in the building but the catch is you have to pay all in cash which not so many people could afford to do. If you want to buy owner occupied, then you could find a lender who would be willing to finance you but you have to put down more than 25%. But still there are some good buys in there. There are studio, 1 bedroom, 2 bedrooms and 3 bedrooms units ranging between $199k to $1,090K. Let me know if you are interested in it.</p>
