I did a map search for the New Eastside neighborhood, there are 65 units closed within the last 6 months ranging from $122,000 to $3.1m, there are 12 units are distressed properties including 7 foreclosure units and 5 short sale units, that make the ratio to 18%. Also, there are 10 units pending right now and none of them are distressed properties, so if we consider these 10 units in the total sold number, that will bring the ratio down to 16%.

There are 4 units from 400 E Randolph, 6 units from 222 columbus Dr, one unit from 155 Harbor and one unit from 195 Harbor. So we could see they are mostly belong to two buildings only, the 400 E Randolph and the 222 Columbus Dr. The price of the distressed properties are between $131,500 and $383,000. There are 36 units sold price is higher than the $383,000 and they are all regular sales.

There are currently 179 current listings, price ranging from $149,000 to $4,800,000. Since within the last 6 months there were 75 units sold and pending, that will make our inventory age a little more than 14 months, that means to get all the 179 current listing sold, we need 14 months to do it,

There are total 6 units closed within the last 6 months at the 155 N Harbor Dr. The price is between $277K for a one bedroom to a $460K short sale two bedrooms facing the lake. The short sale is really a good deal as it is a tier 12 which has complete lake views, plus the unit is in good condition, just need basic changes and then it could be moved in. Such as carpet and paint.

Currently there are 4 units under contract with listing price ranges between $255K and $465K. There are 24 current listings including studios, one bedrooms, two bedrooms, three bedrooms and four bedrooms. Since this is a large building, therefore the current listings percentage is pretty good for this building. This building is very well maintained with full amenities!

There are totally 8 units sold at Harbor Point in the last three months, there are 3 one bedroom units, 4 two bedrooms unit and 1 three bedrooms unit, that means the marking is still moving pretty nice. Such as unit 5008, it has a contract within in 34 days, that is not bad for this market, and the sold price $537,500 is higher than the last year sold price which is $512,500. There are no short sale or foreclosure sale in this building.

Since I have this unit listed, there are quite a few showing request and almost everyone loves the unit. We just got an application yesterday, so this is pretty fast considering the market is very slow. While the agent makes the appointment with me, I tried to sell them the one bedroom at the 155 N Harbor Dr unit 4711 or the convertible/ One bedroom at the 474 lakeshore dr unit 2306, but they are only interested in the 8 E Randolph location. This is a great unit and has never lived in. I noticed that the 3206 is under contract now, also there are a few other units under contract too, so that means people do love this building.

The current listing price of this unit is $474,000, this unit has clear views to the city and parks, although it is on a low floor, but the views are still nice. This unit has around 1140 square feet, split two bedrooms, with granite kitchen and new cabinets. It is great for a small family or couple. The purchase price of this unit in 05 was $440,ooo, so this is a great value now!

This is a nice two bedrooms unit facing the Millennium park, the grand park, has great city views, the unit has upgraded kitchen with new appliances. It has 1,482 square feet with monthly assessment of $929. I love the living room windows, there are lots of nature lights in the unit. The owner is an agent and they are moving to California, so this can be a good deal:-) Details will be available upon request!

I showed this unit a few weeks ago, this is a large two bedrooms unit which face the millennium park and has a view to the lake too. I really like the nice and big living room. The kitchen is remodeled about a few years ago, there are lots of storage spaces. This unit has great sun light. The price has been dropped more than 10%. The current listing price is $509,000.

I really like the lay out of this unit, this is a small two bedrooms, it has 1,140 square feet with two split bedrooms. It faces the new Millennium Park, also has great views to the sky line and the city. The listing price is $489,900. This price is not bad for this unit. Although I have not get to see the unit yet, but I will try to do a preview next week. If you have a small family, this is a good choice.

I showed this unit the beginning of last year. This was a convertible which has been converted to a one bedroom unit. The unit is clean and nice, but after converting it to a one bedroom, the living room looks a little too narrow. The listing price is $325,000, which has not been dropped since last year. This unit is on the 4th floor, this have prons and cons, as some people like to live on the low floor and some people love to go at least to the 10th floor.
